Miami-Dade County Code Compliance

Miami,
hand us the letter.

Recertification here is filed with the City's own Building Department, through the City's online permitting system and on the City's timeline. We handle the inspection, the report and that filing end to end, through to your proof of recertification.

What recertification means for your building

25 or 30
Years to your first cycle

Condo and co-op buildings three stories or taller within three miles of the coast start at 25 years. All other buildings start at 30. Then every 10 years.

Online
Filed through iBuild and ePlan

The City notifies owners by letter. Reports are filed online, signed and sealed with an approved digital signature.

60 days
To pull repair permits

Filing the report before repairs begin gives you 60 days to obtain a permit without a violation.

1
Extension, asked before the due date

The City allows a single extension, and the request must arrive before your due date.

You do not have to wait for the notice. The paperwork can be submitted up to two years early, and recertifying early does not shorten your cycle.

Who we are

Local experience, not a learning curve on your dime

ESi was founded in 2014 by Oscar Sebelen, P.E., a licensed Electrical Professional Engineer in Florida since 2005, with more than 25 years of engineering experience at the helm. We know how buildings are designed and built, where problems tend to hide and what each building department in Miami-Dade and Broward expects to see.

We discuss the findings with you first

A draft report and a conversation about any repairs, before anything is filed.

No conflict of interest

We inspect. We do not design and we do not repair, so we have no incentive to report deficiencies that are not there.

We handle the permitting too

The submittal and the correspondence with the City of Miami Building Department, at no additional cost.

The questions every Miami owner has

South Florida building requiring recertification

What recertification actually covers

When a building reaches its milestone age, the county requires a documented inspection of its key systems. Structural and electrical are the core. Infrared thermography is added where equipment is rated 400 amps or larger, and a nighttime lighting check is added where the property has parking. In the City of Miami the documentation is filed with the Building Department's Recertification Division. You finish with proof of recertification on file and a record you can give to a board, a lender or an insurer.

Recertification milestone timeline

When does your first recertification hit?

Condominium and cooperative buildings three stories or taller within three miles of the coast start at 25 years. Along Biscayne Bay many buildings fall under that rule, while the county's coastal map decides for each address further west. All other buildings start at 30, and both then repeat every 10 years. The number most people still use is 40 years, but that is the older name for what is now a 25 or 30 year milestone. If a notice has arrived, the clock is already running. The earlier the process begins, the more control you have over the timeline, the scope of any repairs and the outcome.

Engineer reviewing findings with a building owner

What happens if your building has deficiencies

This is the part most owners are quietly concerned about, and it is more manageable than it sounds. You receive a draft report and a conversation about what was found and what the options are, before anything is filed. Any repairs that are required go through proper permitting. You are never locked into a specific contractor. You choose who carries out the work, and we can work alongside whoever you appoint. Buildings with deficiencies are recertified every day. Finding something is not the end of the process, it is a step within it.
