ESi was founded in 2014 by Oscar Sebelen, P.E., an electrical engineer educated at the Pontificia Universidad Católica Madre y Maestra in the Dominican Republic, who has worked in Florida since 2002. Over more than 25 years in the field his work has taken in construction, project management and design, and he continues to lead the firm.
That range is what makes a good inspector. Someone who knows how buildings are designed and built knows where problems tend to hide, and what each building department in Miami-Dade and Broward expects to see. ESi puts that knowledge to work in one role only, the inspection, so the report you receive is shaped by experience and never by an interest in the repair work that may follow.

Send us the address
Forward the notice if you have it, or simply give us the property address. We confirm which recertification applies to your building, what the scope includes in your county and what the timeline looks like, in plain language and before anything is scheduled.
We inspect
Licensed professional engineers carry out the structural and electrical inspection, and our own Level II thermographers carry out the infrared thermography where it applies, on a schedule we manage. That keeps the scope and the timeline in our hands.
You see the findings first
If there are no deficiencies, you receive the filed document for your records. If there are, you receive a draft report and we discuss the best course of action with you before anything is filed.
We handle the filing
We prepare and submit the documentation and manage the portal on your behalf, and we stay with the file until the building department closes it out. You do not need to learn the system or chase status.
Proof of recertification
You finish with the documentation in hand and compliance behind you, and a record you can give to a board, a lender or an insurer.
We inspect. We don't design or repair.
Because we do not sell design or repair work, we have no commercial interest in reporting deficiencies that are not there. Our only obligation is an accurate inspection and a report that stands up to review.
If your building does need work, we can point you to a network of contractors and designers we trust, or we can work alongside whoever you appoint. Either way you are never locked in to us, and the choice stays with you and your board.
