What recertification actually covers

When a building reaches its milestone age, the county requires a documented inspection of its key systems. Structural and electrical are the core in both counties. In Miami-Dade, infrared thermography is added where equipment is rated 400 amps or larger, and a nighttime lighting check is added where the property has parking. The inspection is carried out, a report is prepared and the documentation is submitted to the county or the city, depending on where the building sits. You finish with proof of recertification on file and a record you can give to a board, a lender or an insurer.

When does your first recertification hit?

The first recertification milestone depends on your county. In Miami-Dade it falls at 25 or 30 years, depending on how close the building sits to the water, and then repeats every 10 years. In Broward every building begins at 25 years regardless of location, and then also repeats every 10 years. The number most people still use is 40 years, but that is the older name for what is now a county-specific 25 or 30 year milestone. If a notice has arrived, the clock is already running. The earlier the process begins, the more control you have over the timeline, the scope of any repairs and the outcome.

What happens if your building has deficiencies

This is the part most owners are quietly concerned about, and it is more manageable than it sounds. You receive a draft report and a conversation about what was found and what the options are, before anything is filed. Any repairs that are required go through proper permitting. You are never locked into a specific contractor. You choose who carries out the work, and we can work alongside whoever you appoint. Buildings with deficiencies are recertified every day. Finding something is not the end of the process, it is a step within it.
