When a building reaches its recertification milestone, the county requires a documented inspection of its key systems. In Miami-Dade that milestone falls at 25 or 30 years, depending on how close the building sits to the water. In Broward every building begins at 25 years regardless of location. In both counties it then repeats every 10 years. The rules are set by the county, and depending on where the building sits, the filing goes to the county or to the city's building department. We perform the inspection, prepare the report and manage that filing either way, so the process does not become something you have to learn.
If your building has no deficiencies, you receive the filed document for your records. If something requires attention, you receive a draft report first and we go through the findings and the options with you before anything is filed.

In Miami-Dade, where the property has parking, the recertification includes a nighttime check of the parking lot lighting. We carry it out alongside the rest of the inspection, so it does not become a separate appointment for you to coordinate. Broward does not require this check.

Note: this covers the recertification filing itself. It is separate from any repair permits that findings may call for. Those are the building owner's responsibility, handled through their own contractor, and we will walk you through what they involve.
