What recertification means for your building
25 yrs
First inspection, every building
In Broward every building starts at 25 years, coastal or not. Then every 10 years.
180 days
To submit after the notice
Notices go out by certified mail between June 1 and August 31.
Online
Filed through LauderBuild
Reports are digitally signed and sealed and filed online. The City no longer accepts paper submissions.
43
Program cases on one agenda
The City's February 2026 Special Magistrate agenda carried 43 building safety inspection cases.
Broward sends notices between June 1 and August 31 each year. You do not have to wait for yours. The earlier the process begins, the more control you have over the timeline and any repairs.

Who we are
Local experience, not a learning curve on your dime
ESi was founded in 2014 by Oscar Sebelen, P.E., a licensed Electrical Professional Engineer in Florida since 2005, with more than 25 years of engineering experience at the helm. We know how buildings are designed and built, where problems tend to hide and what each building department in Miami-Dade and Broward expects to see.
We discuss the findings with you first
A draft report and a conversation about any repairs, before anything is filed.
No conflict of interest
We inspect. We do not design and we do not repair, so we have no incentive to report deficiencies that are not there.
We handle the permitting too
The submittal and the correspondence with the City of Fort Lauderdale Development Services Department, at no additional cost.
What your Fort Lauderdale recertification includes
One team manages all the required inspections
Fort Lauderdale follows the Broward scope: structural and electrical. We keep both with one team, so the scope, the schedule and the accountability stay in one place.
Structural
The structural condition assessment your recertification requires, documented and signed by a licensed Florida professional engineer. For threshold buildings we offer a separate consultation on how the work is best structured.
When a building reaches its milestone age, Broward requires a documented inspection of its key systems: structural and electrical. Broward does not require infrared thermography or the parking lot illumination check. In Fort Lauderdale the reports are filed through the City's LauderBuild portal. You finish with proof of recertification on file and a record you can give to a board, a lender or an insurer.
When does your first recertification hit?
In Broward every building starts at 25 years, regardless of location, and then repeats every 10 years. Notices go out between June 1 and August 31, and owners have 180 days from the notice to submit. The number most people still use is 40 years, but that is the older name for what is now a 25 year milestone. If a notice has arrived, the clock is already running. The earlier the process begins, the more control you have over the timeline, the scope of any repairs and the outcome.
What happens if your building has deficiencies
This is the part most owners are quietly concerned about, and it is more manageable than it sounds. You receive a draft report and a conversation about what was found and what the options are, before anything is filed. Any repairs that are required go through proper permitting. You are never locked into a specific contractor. You choose who carries out the work, and we can work alongside whoever you appoint. Buildings with deficiencies are recertified every day. Finding something is not the end of the process, it is a step within it.
